There are different types of home inspections we offer today:

 

• Buyers Inspection
  In both new and older homes, the best way to ensure that you are well informed about the strengths and weaknesses of a property is to have us give you a professional home inspection. We are trained to identify problem areas both small and large that may have been overlooked by the previous owners and to identify which require immediate attention.

   

• Sellers Inspection
  Whether you are selling your home on your own or using a realtor, it’s always a prudent idea to have a professional home inspection. Knowledge is power. All homes have strengths and weaknesses: we help you answer how serious the problems are, which must be immediately addressed, and which ones can wait. The more you know about your home, the more prepared you will be for negotiation.

 

• 4 Point Insurance Inspection                                                                                                        A 4 Point Insurance Inspection is typically performed for a homeowner when requested by their insurance company to obtain a new insurance policy or when renewing an existing policy. This type of Inspection is a limited, visual survey that focuses on 4 major system areas: Heating and Cooling System, Plumbing System, Roofing System and Electrical System. 4 Point Inspections are far less in scope than a standard home inspection.

 

• Phase Construction and New Construction Inspections
  In a new home, the quality of construction is often not what it used to be, therefore many buyers have independent reviews of their properties during various stages of the construction process, including slab, frame, and final inspection. This relatively inexpensive inspection protects your purchase, prevents unpleasant surprises, and ensures the quality home that you’ve dreamed about.

   

• Warranty Inspection
  Most builders provide a one-year warranty for new construction. Generally during this period of time the buyer develops a “punch list” of corrections for the contractor to repair under the warranty coverage. Some defects will not be obvious to the untrained eye. It is prudent to obtain our home inspectors list of items that will most likely be repaired by your builder at no cost to you. • Roof  (i.e. covering type, gutters, downspouts, vents, flashing, skylights, penetrations, structure type and chimney when applicable)

 

• Exterior  (i.e. wall covering type, flashing, trim, exterior doors, walks, driveway, ramps, porches, patios, decks, carports, railings, eaves, soffits, fascia, windows, drainage, vegetation, retaining walls and grading of the property)

 

• Basement, Foundation, Crawlspace & Structure

 

• Heating System  (i.e. source, type and method)

 

• Cooling System  (i.e. type, method, operation)

 

• Plumbing System  (i.e. supply type, heating equipment, source, venting, bracing, valves, fixtures, faucets, toilets, tubs, showers, drain waste vent systems, sump pumps with accesible floats)

 

• Electrical System  (i.e. drop, overhead conductors, service ,loops, mast, meter and base, entrance conductors, service disconnect, panel boards, circuit breakers and fuses, grounding and bonding, switches, lighting fixtures, receptacles, AFCI/GFCI, smoke and carbon-monoxide detectors)

 

• Fireplace  (When applicable, chimney, lintels, damper, doors, cleanout and frames)

 

• Attic, Insulation & Ventilation  (i.e. Insulation and ventilation of attics, crawlspaces & foundations, Insulation type and measurement at attic floor, mechanical exaust systems in kitchen, bathrooms and laundry area)

 

• Doors, Windows & Interior  (i.e. representative number of doors and windows, floors, walls, ceilings, stairs, steps, landings, stairways, ramps, railings, guards and handrails, garage doors, operation, door openers)

 

• Standard Built-In Appliances  (i.e dishwasher, food-waste disposer, range exhaust vent, electric and gas range, cooktop  & oven, microwave, trash compactor and dryer vent)

 

• Swimming Pools (are available for additional fee)
